Home inspections are intended to discover defects with the home you are purchasing. Obviously you will want to know everything you can about this important purchase. Hiring a professional licensed home inspector is the first step.

Keep in mind that any information you receive from the seller is a treasure. In this market filled with foreclosures and corporate sellers, the intimate details of repair, replacement and maintenance are coveted. Most individuals selling their home to you will be gushing with the details of their home improvements; the updated bathroom, the backsplash they painstakingly spent so much time perfecting, the upgraded hardwood floors, the replacement windows, roof repair and on and on.

You will want to know what repair / replacement items could affect you during your pending homeownership.

Has the roof been subject to weather damage?

Are there plumbing leaks?

Are there electrical outlets that are not properly grounded?

Is there any sign of structural damage in the attic, crawl space, basement, etc.?

Has the water heater reached, or is it pending the end of it’s useful life?

What condition are the gutters?

Is there any evidence of drainage issues?

There are hundreds of possibilities of questions and items that need to be checked by a professional inspector. Consider a professional, licensed inspection company that requires additional certifications for inspectors. Continuing education is important to keeping up with code changes and industry standards.

Ask your REALTOR for referrals, interview the inspectors and get to know your home!
