Martha’s Vineyard is an established neighborhood located in Conyers, GA.  There are approximately 100 homes in this neighborhood located just 2 miles south of I-20.  Homes in the subdivision are constructed of brick, stucco and frame exteriors with a wide variety of styles, sizes and amenities.  The average year built for homes in Martha’s Vineyard is 1981.

At an average age of 30, homes in Martha’s Vineyard that have been well maintained, renovated or remodeled often appeal to homebuyers with their size and structural design.  Larger bedrooms, additional family or recreation areas and established foliage also add to the pleasing asthetics and attract buyers.

Homes exceeding an age of 20 years can have many items that are not up to current building codes as the residential building codes change frequently.  Insulation, settlement, roofing in addition to HVAC, plumbing, electrical, appliances, etc. can be in need of attention, updates, repair or replacement at sometimes significant costs.  

The average sale price has decreased from $418k to $229k over the past 5 years, a reduction of 55%.  

There have been 8 sales in the Martha’s Vineyard subdivision since January 2009.  Two sales in 2009 with an average sale price of $280k; 3 sales in 2010 with an average sale price of $229k; and thus far in 2011 3 sales at $230,000, $146,000 and $78,700.  

Keep in mind that these vary greatly in size, style, condition and sale type.  Corporate relocations, foreclosures and distressed sales are all part of this neighborhoods recent sale activity.

The higher sale ($230k) is within the top 40 sales in Rockdale County thus far this year (of 374 sales; source GAMLS).
